Rainbow Court is a purpose-built block of 30 apartments, built in 1971 by J T Tibbetts & Sons (Builders) Ltd.  This building company retained a portfolio of properties in its own right which included shops, houses and bedsits.  Together Rainbow Court and J T Tibbetts & Sons (Builders) Ltd are businesses run by the Tibbetts’ family with the benefit of over 50 years’ experience in letting and property management.  We are not buy-to-let landlords, our values are traditional – our ethos is in fairness and service.

As owners of Rainbow Court, we place high priority on block management and our responsibility for keeping the property to a high-standard, for the benefit of our tenants. Our tenants are highly appreciative of our accessibility, with prompt and effective responses to maintenance requests and general enquiries. There is a refuse collection service from the front door of each apartment every morning.  We also have in place an ongoing improvement program, with a view to continuously increasing the safety and comfort of our tenants.

In recent years our commercial properties have become very popular as office space for walk-in clients, shops and takeaways.  These units benefit from up to 135 sq m of useful floor area, split between the ground floor and a spacious basement with access at the rear of the building for bulk deliveries. 

There is a parking bay directly in front of the parade, the time restriction of two-hours parking makes it ideal for visiting clients delivering them virtually to the door of your business.  Long term (seven years) or short term (three years) leases are available on negotiable terms.

 

Tenant Suitability

Most of our existing long-term tenants are retired, semi-retired or working couples who set a high priority on peace and quiet. To aid keeping the surroundings tranquil, clean and well-maintained we do have a no pet policy for cats and dogs, although smaller pets may be considered.

As a family run business with 50 years’ experience in successfully letting and managing rental properties, we remain fully committed to our traditional values. Although a family business we set a premium on professionalism, and take regular training from industry professionals regarding our practices and procedures.

Our aim has always been to set fair rents, with regard to the standard of accommodation and affordability, our agreements are very clear with no hidden costs or charges. Although we retain the right to review rents annually in practice it is unusual for tenants to have their rent increased within the first three years with many tenants enjoying inflation-free rentals much longer than that.
